    Hey jp thanks for …
Hey jp thanks for these videos. I know this vid is relatively old, but this is my first time through. Please keep them up if you can. Oh and that guy below…guess you have to just ignore them. When you asked him if hes done any real estate, he didnt respond to that question. Keep up the good work!

    Angry response? I …
Angry response? I was actually smiling when I typed it…because you amused me.

So…what makes you an expert on “the reality of flipping homes today” as you put it? Are you out there doing it? Attempting it even?

You’re making blanket statements that can only be realistically determined deal by deal.

You honestly sound like an armchair real estate consultant. That’s why your comments amuse me I guess. (Still smiling :)

    Sorry, but the …
Sorry, but the reality is that flipping homes today is very difficult. Your angry response to my comment shows how sensitive you are to this point being brought up. The reality is that the value added to the property is, at best, equal to the cost of the renovation, carrying costs, and real estate fees. Newbies need to understand that the ’80s are over. But those same type of real estate infomercial shysters are still with us.

    1st, just because …
1st, just because the 2 guys you’re talking about didn’t make money at it doesn’t mean no one else does.

2nd, your umption that flipping can’t work in most markets due to cost/value ratios is faulty logic as well.

Savvy investors only “buy right”, from truly motivated sellers at killer deals with wide margins far exceeding repairs and other costs.

Your blanket statement is based in ignorance, my friend. But it’s easy to type any old think in You Tube comments, isn’t it?

    Check out the Big …
Check out the Big Flip on HGTV. Two professional renovators renovated 4 houses and made not a red cent over one year. Flipping houses these days is not possible in most markets as the cost of the renovation is equal to the value added to the property. It’s a wash. Minus real estate fees and carrying costs. It’s a sucker’s game today.

    That’s because …
That’s because they’re professional REAL ESTATE PEOPLE, not professional actors.

Being smooth in front of a camera isn’t a requirement to be a solid, well respected, profitable investor.

    But thanks for the comment.

    Parging: A rough …
Parging: A rough coat of mortar applied over a masonry wall as protection or finish. Disreputable flippers often apply parging over cracked and crumbling foundations to hide a bad foundation. Buyer Beware!

$3-5k for a kitchen? Wow, what state are you in? I spent about $8k in New York, and I did most of the work MYSELF!

    I’m not sure what …
I’m not sure what kind of panels you are buying in the US, but a siemens 100a panel goes for no more than $200 in Canada.
